VAT is payable at the prevailing rate (currently 20%) on all our fees. In accordance with consumer legislation, it is quoted as included in the prices stated below. If the VAT rate changes, the price charged will change accordingly.

Introduction Only Service

30% of one month's rent payable or minimum of £150 payable for each letting where the Tenant is introduced through the Agent.

Let Only Service

60% of one month's rent or minimum of £300 payable for each letting where the Tenant is introduced through the Agent, even the same tenants renew the contract

*If the monthly rental is £1000, you will pay a fee of £600 for a 12 months contract.

Letting and Rent Collection Service

8% of the rent received, deducted by the Agent

*If the monthly rental is £1000, you will pay a fee of £80.

Full Management Service

12% of the rent received, deducted by the Agent

*If the monthly rental is £1000 you will pay a fee of £120.

* Only required where the fee is to be a percentage of the rent

Tenancy Fees

-Referencing

  • Tenant referencing £35 per report
  • Guarantor referencing £35 per report


- Inventory – from £36 (Inc. VAT)

  • Basic fee Includes hallways, kitchen, one bathroom, one reception room and one bedroom. Extra rooms are £12 inc VAT per room and Inventories are quoted upon request.

 

- Amend the active tenancy 

       -  £36 (Inc. VAT)  per renewal or review for the documents drafting, hand delivery  £10(Inc. VAT)

  • Contract negotiation, amending and updating terms and arranging for the signing of a further tenancy agreement.


- Tenancy Deposit Dispute fee -  12%  of claim (Minimum of £60.00 ) (Inc. VAT)

  • The cost associated with the preparation of all evidence and submitting the case to the tenancy deposit scheme as well as dealing with all correspondence relating to the dispute. This only applied where the agent has protected the deposit.


- Additional Property Visits –  £18 (Inc. VAT)

  • Should the landlord request property visits in addition to those within their existing Terms of Business, this covers the costs of attending the property. The cost is dependent on travel time, distance and purpose for attending.


-Land Registry check (where not provided by the Landlord)  £18

Maintenance Fees

We can arrange statutory compliance works on behalf of landlords. Contractor costs will be charged at market rate. A coordination fee may apply where applicable.


Legal Licensing

-HMO - Application fee £360  (Inc. VAT)

  • Fill the application form and negotiations also the inspection with Council
  • Excludes council licence fee and certification costs.


- Fees for the serving of legal notices  

  • Notice preparation and service – £36 (Inc. VAT) per notice


- Handling Local Authority License Application -  £240  (Inc. VAT) per application.

  • Plus cost of certifications.


- Court Fees

  • Preparation of documentation for County Court proceeding or independent adjudication will be £36 (Inc. VAT) plus our reasonable costs and expenses and attendance at court or any tribunal on your behalf will be charged at  £42 (Inc. VAT) per hour plus reasonable travel and documented expenses.

Withdrawal Fees

- Landlord withdrawal fees before Tenancy Commencement 

  • Let Only Fee (minimum charge) plus any costs already incurred such as gas safety certification, EPC, inventories or other compliance costs.


- Landlord withdrawal fees during tenancy

  • Daily management fee accrued (subject to a minimum Let Only Service fee) plus any costs already incurred.

Additional Services (Applicable to Non-Managed Properties)

These services are not included unless otherwise agreed.

-Tenancy agreement fee £120

-Inventory service  from £36

Professional hourly rate £24 Charged by the Agent when required to carry out any additional services

-Check in £24 without report

-Extra Inspection during tenancy £18 per visit

-Void Property inspections £18 per visit

That the Landlord will compensate and reimburse the Agent for all costs and expenses, penalties, claims or liabilities incurred or imposed upon the Agent including anything awarded by a court in connection with the management of the Property under this agreement, unless the loss or liability arises through negligence or breach of contract on the part of the Agent.

The Landlord will not hold the Agent liable, and will refund any losses to the Agent, for all costs incurred by the Agent, however arising or incurred by the Agent, in order to keep the Property compliant with the law.
